The maximum occupancy limits are mandatory for safety, structural, and insurance reasons and cannot be exceeded under any circumstances.

Booking and Payments
* Booking Confirmation: Non-refundable deposit of 30% to confirm the booking
* Balance: Must be paid 8 weeks before arrival
* Failure to pay results in cancellation and loss of the deposit
Cancellation Policy:
* More than 8 weeks before arrival: 30% charge (deposit)
* Less than 8 weeks before arrival: 100% charge
* Emergency Postponement Clause:
* In case of verified emergency, the stay can be postponed within the same year, subject to availability
Group Leader Responsibilities
* Ensure all guests receive and understand the regulations
* Respect maximum occupancy limits
* Communicate rules and safety requirements
* Ensure safe and responsible use of facilities
* Immediately report any problems to staff
Travel Insurance
* Comprehensive travel insurance with cancellation coverage is mandatory for all guests
Arrival and Departure
* Check-in: 16:00 – 19:00
* Check-out: by 10:00
* Late arrivals must be communicated in advance
Complaints
* Problems must be reported immediately during the stay
* Complaints after departure will not be accepted
Cleaning
* Villas are cleaned before arrival and must be left in acceptable condition
* Additional cleaning may incur extra costs
Behavior
* Respectful behavior is required at all times
* The Group Leader is responsible for the conduct of the entire group
* Inappropriate or dangerous behavior may result in removal without refund

* Floors, stairs, and thresholds may be irregular
* Stone or terracotta may become slippery when wet

* Steps and levels may not meet modern standards
* Presence of natural outdoor elements
Care and Safety
* Use pools, gardens, terraces, and stairs responsibly
* Always supervise children and vulnerable people
* Follow all written and verbal instructions from staff
* Immediately report any risks
Liability Limitation
* The property is not responsible for:
* Injuries, falls, or accidents due to natural characteristics of the property
* Irregular internal or external surfaces
* Pool areas or areas exposed to weather
* Incorrect or negligent use of facilities
* Non-compliance with rules
* Loss or damage to personal belongings
Farm Estate Warning
* Access prohibited to:
* Olive groves and agricultural fields
* Barns and warehouses
* Workshops and technical rooms
* Areas marked as closed to visitors
Agricultural Activities and Environment
* The rural environment may include:
* Irregular terrain
* Stones, roots, and vegetation
* Agricultural activities and machinery movement
* Typical countryside noises
Machinery Safety
* Always maintain a safe distance from agricultural machinery
* Approaching or interfering with operations is prohibited

* External catering involves a location fee of €3,000 (including setup and dismantling)
